Glenmore Landing Redevelopment refers to a transit-oriented redevelopment proposal on the Glenmore Landing Shopping Centre site.[1]
RioCAN REIT submitted a Land Use Redesignation proposal to enable over 1,100 units of housing, spread across 6 towers, in a mixed-use retail configuration. The Land Use Redesignation proposal was rejected by council on December 5, 2024, leaving the future of the proposal uncertain.
History
Immediately adjacent to the MAX Yellow transit corridor, the redevelopment was initiated in conjunction with the transitway business case planning — following a decision of Council in 2015[2] to direct the comprehensive planning of the site for high-density, mixed-market redevelopment.
RioCAN proposed Phase 1 development that would leave the existing Glenmore Landing site accessible through construction. The REIT acquired City-owned surplus land between the Glenmore Landing parking lot, and both adjacent roads, in a land sale agreement with the City in January 2024.
Following community concerns regarding shadowing and density, the REIT reduced over 30 storeys from the heights of the buildings combined, possibly reducing 250 units of housing from the proposal.
