Home Business

Home Business is a proposed residential land use in the [[Zoning Bylaw]] Draft[1], intended to accommodate small businesses serving nearby residents as a secondary use of a dwelling or accessory unit.[2]

Home Business is not a commercial use. It is intended for operation primarily within a dwelling unit, by the resident of that unit.

It does not allow the sale of goods unless “incidental” to provided services, or the dwelling unit is located in a zone permitting commercial uses.[3] This includes “Heritage Assets” or “Heritage Guideline Areas” which, regardless of zone, have some commercial uses enabled automatically.[4]

Home Business use is exempt from Development Permitting if it meets several conditions, including (but not limited to) a maximum of 3 vehicle visits to the business per week, and the business does not affect normal sensory perception outside of the building.[5]

The following are land uses from the Land Use Bylaw, consolidated by the Home Business use.

  • Bed and Breakfast
  • Live Work Unit
  • Home Occupation – Class 2
  • Home Occupation – Class 1
  • Artists Studio

Inclusion in Zones

Home Business appears as a Discretionary Use in all zones where Housing is a permitted, or discretionary use.
