Land Use Redesignation

Land Use Redesignation refers to the processes by which a parcel (or multiple parcels) of land have their land use category changed through amendment of the Land Use Bylaw. Often colloquially referred to as “Rezoning,” this process is typically the first step for significant redevelopment proposals.

Land Use Redesignation is initiated by an applicant, typically when they (or their client) wish to develop a parcel of land in such a way that is incompatible with its current land use designation. Often, a landowner will retain a planning consultant or consultancy firm, who interfaces with the City, initiates community engagement, and submits the application on the owner’s behalf.
