List of Zoning Bylaw proposed zones

Expected to take effect in 2027, the Zoning Bylaw will modernize the City of Calgary’s Land Use Bylaw, simplifying it to be more accessible and flexible, proposing a reduction in number of land uses defined, and a substantial reduction in number of zones defined, as listed below:

Housing Zones

  • Housing – Middle Scale (H-2)
  • Housing – Multi-Residential (H-3)

Mixed-Use Zones*

  • Mixed-Use – Low-Rise (MU-1)
  • Mixed-Use – Mid-Rise (MU-2)
  • Mixed-Use – High-Rise (MU-3)

* – “c” is a modifier added to MU zones by the City of Calgary in specific locations where active frontage is required

Greater Downtown Zones

  • Greater Downtown – Housing (GD-1)
  • Greater Downtown – Mixed-Use (GD-2)
  • Greater Downtown – Core (GD-3)

List of Commercial Zones

  • Commercial – Community (C-1)*
  • Commercial – General (C-2)
  • Commercial – Large Format (C-3)

* – “v” can be added as a modifier to accommodate vehicle-oriented uses

Industrial Zones

  • Industrial – Flex (I-F)
  • Industrial – General (I-G)
  • Industrial – Heavy (I-H)

Special Purpose Zones

  • Special Purpose – Natural Areas (S-NA)
  • Special Purpose – Public Parks and Schools (S-PS)
  • Special Purpose – Recreation and Community (S-RC)
  • Special Purpose - Public Facilities and Infrastructure (S-PI)
  • Special Purpose – Transportation Corridor (S-TC)
  • Special Purpose – Future Development (S-FD)
